Facilities Manager manages the maintenance, construction, repair, and refurbishment operations of one or more facilities or properties. Implements policies and procedures that ensure the optimal functioning of buildings, grounds, and associated equipment. Being a Facilities Manager monitors daily building operations of all systems, including mechanical, electrical, plumbing, HVAC, safety, and waste management to ensure reliability. Tracks work orders for quality, adherence to service standards, and budgeted guidelines. Additionally, Facilities Manager trains supervisors and employees in best practices for maintenance work, service and safety standards, and local laws and regulations. Oversees vendors or contractors engaged for construction projects. Typically requires a bachelor's degree. Typically reports to a director. The Facilities Manager manages subordinate staff in the day-to-day performance of their jobs. True first level manager. Ensures that project/department milestones/goals are met and adhering to approved budgets. Has full authority for personnel actions. To be a Facilities Manager typically requires 5 years experience in the related area as an individual contributor. 1 - 3 years supervisory experience may be required.     Summary

    Facilities Manager will be responsible for the continued evolution of Thermoflex’s facilities.  The position will be focused on implementing processes and equipment that drive productivity higher, improves our sustainability footprint and safety culture. Duties include negotiating contracts with service providers, inspecting facilities to meet safety regulations, and coordinating updates that may include renovations, modifications, and print revisions for optimal plant and warehouse operation.

     

    Essential Duties and Responsibilities:

    • Implement the spare parts inventory and maintenance costing per production cell into our ERP system (IQMS).
    • Take responsibility for the justification, design, and successful implementation of injection molding, extrusion and metal cutting capital projects.
    • Implementing maintenance programs that will drive machine utilizations higher, increase life expectancy and reduce energy consumption.
    • Identification of machinery or processes in need of improvement and then collaborate with leadership to determine path forward.
    • Monitoring the safety and cleanliness of interior and exterior areas, such as offices, conference rooms, parking lots and outdoor spaces
    • Working synchronously with the maintenance department to ensure routine maintenance on facilities and making repairs as needed are being completed
    • Scheduling routine inspections and emergency repairs with outside vendors
    • Ensuring proper security measures for the workplace, including collaborating with security system vendors to ensure monitoring equipment is functional and applicable, performing risk assessments.
    • Maintaining day-to-day operations of facilities, such as delegating or completing maintenance orders in coordination with maintenance staff.
    • Creating reports on maintenance, repairs, safety and other occurrences for supervisors and other relevant staff
    • Preparing facilities for changing weather conditions
    • Collaborating with building owners and upper management on budgeting for facilities needs
    • Reviews and approves invoices, researches and presents sensible options for facilities related costs, vets vendors and products as needed
    • Additional duties as assigned in managements sole discretion


    Skills, Knowledge, & Abilities

    • 7-10 years work experience in a Facilities Management role
    • Injection Molding Industry experience preferred
    • Ability to effectively multi-task under pressure and manage multiple priorities
    • Understanding of how to manage ambiguity and effectively delegate
    • Excellent written and verbal communication; strong interpersonal skills
    • Degree in Electrical or Mechanical Engineering preferred but not required
    • Strong computer literacy skills required
    • Knowledge of IQMS (ERP System) highly sought out in candidate but not required


    Working Conditions & Physical Requirements:

    • Frequent standing or walking for long periods.
    • Frequent lifting or lowering objects up to 35lbs.
    • Frequent reaching above/below shoulder and forward.
    • Occasional bending, stooping, and crouching.
    • While performing the duties of this job, the employee is regularly exposed to moving mechanical parts.
    • The employee must not wear any loose-fitting clothing that may get in the way of the moving machinery.
    • The employee is occasionally exposed to extreme heat and vibration.
    • The noise level in the work environment is usually moderate.
