Facilities Manager manages the maintenance, construction, repair, and refurbishment operations of one or more facilities or properties. Implements policies and procedures that ensure the optimal functioning of buildings, grounds, and associated equipment. Being a Facilities Manager monitors daily building operations of all systems, including mechanical, electrical, plumbing, HVAC, safety, and waste management to ensure reliability. Tracks work orders for quality, adherence to service standards, and budgeted guidelines. Additionally, Facilities Manager trains supervisors and employees in best practices for maintenance work, service and safety standards, and local laws and regulations. Oversees vendors or contractors engaged for construction projects. Typically requires a bachelor's degree. Typically reports to a director. The Facilities Manager manages subordinate staff in the day-to-day performance of their jobs. True first level manager. Ensures that project/department milestones/goals are met and adhering to approved budgets. Has full authority for personnel actions. To be a Facilities Manager typically requires 5 years experience in the related area as an individual contributor. 1 - 3 years supervisory experience may be required.     Description

    Summary of the Job:  Responsible for managing the maintenance and repair of all equipment, physical structures, building and grounds.

     

    ESSENTIAL FUNCTIONS:

    1. Plan, coordinate, maintain utilization of space consistent with requirements of organizational efficiency
    2. Supervise contractors engaged in ground maintenance activities such as mowing lawns, trimming hedges, painting and performing structural repairs to masonry, woodwork, and furnishings of buildings.  This includes supervising janitorial. 
    3. Oversee and direct maintenance of equipment installation, facilities equipment repair, and preventive maintenance (per ISO 9001 requirements and 14001)
    4. Conduct regular weekly facility inspection walks and document findings. 
    5. Maintain current and accurate records of such. 
    6. Maintain and coordinate scheduled and unscheduled PM Service contracts.
    7. Maintain calibration tags/records
    8. Maintain and ensure all First Aid cabinets are regularly supplied and monitored
    9. Order, maintain and ensure all protective equipment and clothing articles are in their proper places.
    10. Layout, install, and maintain location of furniture, equipment, doorways, electrical outlets, telephone system, security system, timeclock system, and other facility-related items in compliance with government specs and safety codes
    11. Develop, maintain, and audit the Company Emergency Procedures booklet
    12. Change and review the security tapes for the President
    13. Audit processes and procedures for compliance and quality. 
    14. Continually seek out ways to improve quality of service.
    15. Ensure that delegated elements for ISO 14001 are implemented and maintained
    16. Adhere to the DCL Code of Conduct

     

    NON-ESSENTIAL FUNCTIONS:

    1. May conduct special studies relating to the introduction of new processes, products or equipment to affect cost reduction and yield improvement
    2. Pick up mail three times a week
    3. Perform other job responsibilities, as necessary and/or assigned

    Qualifications


    PHYSICAL/OTHER REQUIREMENTS:

    While performing the duties of this job, the employee is frequently required to do the following:

    1. Ability to move 75 pounds
    2. Ability to bend, stoop, stand, squat, crawl, or lay in positions to adjust, repair and/or restore equipment for long periods

     

    EDUCATION, EXPERIENCE AND SKILLS REQUIREMENTS:

    1. 4 years of facilities related background
    2. 2 years in a lead or supervisory capacity
    3. Must be self-directed and a self-starter, with ability to handle multiple tasks concurrently
    4. Must be able to document, maintain and ensure accurate records for all safety and security issues
    5. AA degree preferred, or equivalent
