Facilities Manager manages the maintenance, construction, repair, and refurbishment operations of one or more facilities or properties. Implements policies and procedures that ensure the optimal functioning of buildings, grounds, and associated equipment. Being a Facilities Manager monitors daily building operations of all systems, including mechanical, electrical, plumbing, HVAC, safety, and waste management to ensure reliability. Tracks work orders for quality, adherence to service standards, and budgeted guidelines. Additionally, Facilities Manager trains supervisors and employees in best practices for maintenance work, service and safety standards, and local laws and regulations. Oversees vendors or contractors engaged for construction projects. Typically requires a bachelor's degree. Typically reports to a director. The Facilities Manager manages subordinate staff in the day-to-day performance of their jobs. True first level manager. Ensures that project/department milestones/goals are met and adhering to approved budgets. Has full authority for personnel actions. To be a Facilities Manager typically requires 5 years experience in the related area as an individual contributor. 1 - 3 years supervisory experience may be required. Facilities Maintenance Manager

  • Full asset management responsibility for 400,000 sq. ft. of high cube refrigerated frozen food warehousing facility located in Chicopee MA.

    Responsible for the oversight of installation, repair, preventive & predictive maintenance, and security of all equipment, buildings, and grounds.

    Specifically includes management of industrial ammonia refrigeration systems, HVAC, industrial electrical service & standby generation, fire alarm/sprinkler systems, distribution conveyors, compressed air systems, automatic dock doors, Hi-Reach material handling equipment, plus requirements of buildings, grounds and security systems.
    Reports to Vice President of Operations

    We are a well-respected, financially stable company with 70 years in the field of refrigerated cold storage and logistics. We serve nationally known frozen food brands providing warehouse and logistical support within the Northeast markets.

    Primary Responsibilities:
    Lead and develop a team of /- eight staff members ensuring safe, reliable, clean and efficient operations over 16 hours of operation. Encourage a safe work environment where team members feel a personal sense of responsibility for themselves and others.
    Develop and implement continuing staff training activities specifically focusing on industrial refrigeration, HVAC & electrical systems, material handling (forklifts) and automation systems.
    Develop and maintain effective preventive maintenance programs for all equipment, buildings, and support systems.
    Provide leadership and guidance to troubleshoot and solve complex mechanical, refrigeration and electrical issues that may develop.
    Oversee the operation of a clean and efficient maintenance and repair area. Monitor stock levels of essential repair parts and materials and order replacements as needed.
    Actively participate in investigating accidents and near misses in a timely and efficient manner
    Collaborate with the Director of Operations to create annual capital expense budgets and develop long-term facility and equipment enhancement plans.
    Manage and schedule outside maintenance vendors through RFP (Request for Proposal) for such work and effectively coordinate with outside contractors and vendors to maintain the safety of the team members within the facility.
    Oversee the Facility documentation and training processes to ensure reliable compliance with OSHA, EPA, FDA, FSMA, SQF and ISO regulatory requirements, including support for audits from regulatory bodies.

    Qualifications
    • Must have a minimum of 5 years in effectively managing facility maintenance, including the effective planning of resources.
    • Bachelor's degree in engineering, facilities management, or a related field is preferred. Equivalent experience and certifications may be considered.
    • In-depth knowledge of utility systems specifically including industrial HVAC, electrical, plumbing, hydraulic, and material handling equipment and a proven track record in reliability and performance improvement.
    • Building/grounds maintenance.
    • Strong troubleshooting and problem-solving skills; identifying the underlying root cause of issues and developing cost-effective solutions to solve them.
    • Experience with the installation, operation, and maintenance of Ammonia refrigeration systems is a strong plus. Completion of Refrigeration Engineers and Technicians Association RETA courses a strong plus.
    • Proficient in reading and interpreting technical manuals, blueprints, and schematics.
    • Demonstrated proficiency with Process Safety Management (PSM) and Risk Management Program (RMP) and requirements.
    • Experience using Computerized Maintenance Management Software.
    • A strong interest in technology implementation with a specific focus on energy efficiency, equipment monitoring and controls and automation.
    • Moderate experience in budgeting and overseeing capital projects.
    • Solid knowledge of OSHA & EPA regulations is a must. ISO, FDA, FSMA, SQF are a plus.  HAZMAT certification.
    • Proficient in Microsoft Suite (Excel & Project)

    • Ability to work in a fast-paced, deadline-oriented environment.
    • Ability to communicate effectively both written and orally at all levels.
    • Fully competent to a high degree in mechanical knowledge.

    Schedule & Physical Demands:
    • Normal Business Hours 7:30 am – 4:00 pm
    • Must be prepared to work outside of normal business hours, (evenings or weekends) for on-call needs, complete time-sensitive project work or attend meetings.
    • Able to adjust to fluctuating temperatures and withstand freezing temperatures as low as -20 degrees Fahrenheit while wearing personal protective equipment provided.
    • Ability to work at elevated heights while wearing PPE (Personal Protective Equipment) for the job (such as fall protection harnesses, steel-toed protective footwear, harness, safety glasses, hard hat, gloves, insulated clothing, etc.)
    • Ability to personally assist in the performance of mechanical repairs, when necessary, with unrestricted ability to lift 50 lbs.
    • Must be comfortable operating in a noisy warehouse environment.
