Being a Facilities Director monitors daily building operations of all systems, including mechanical, electrical, plumbing, HVAC, safety, and waste management to ensure reliability. Tracks work orders for quality, adherence to service standards, and budgeted guidelines. Additionally, Facilities Director directs training of managers, supervisors, and employees in best practices for maintenance work, service and safety standards, and local laws and regulations. Oversees vendors or contractors engaged for construction projects. Typically requires a bachelor's degree. Typically reports to a director. The Facilities Director typically manages through subordinate managers and professionals in larger groups of moderate complexity. Provides input to strategic decisions that affect the functional area of responsibility. May give input into developing the budget.     The Director of Facilities oversees the management of our owned and leased properties, with a focus on retail, real estate, restaurants, among other areas. The successful candidate will be responsible for ensuring the effective operation, maintenance, and management of our properties, as well as providing leadership and direction to the maintenance department. This role requires a strong understanding of facility management, exceptional organizational skills, and the ability to collaborate with internal and external stakeholders to deliver high-quality facilities and services.


    Job Functions:

    Property Management:

    • Oversee the management of all owned and leased properties, including retail spaces, real estate holdings, restaurants, etc.
    • Develop and implement strategic plans for property maintenance, repair, and improvement projects.
    • Conduct regular inspections of properties to identify maintenance needs, safety issues, and compliance with regulations.
    • Monitor property performance, including occupancy rates, lease agreements, and tenant satisfaction.
    • Collaborate with property management teams, leasing agents, and contractors to ensure efficient property operations.

    Maintenance Department Oversight:

    • Provide leadership and supervision to the maintenance department, including maintenance manager, technicians, and contractors.
    • Establish and enforce maintenance standards, procedures, and best practices across all properties.
    • Develop and manage maintenance budgets, ensuring cost-effective operations and adherence to financial targets.
    • Coordinate with external vendors and service providers to ensure timely and high-quality maintenance and repair services.
    • Implement preventive maintenance programs to minimize equipment downtime and maximize asset lifespan.

    Facility Operations:

    • Ensure the smooth and efficient operation of facilities, including HVAC systems, plumbing, electrical, security, and other critical infrastructure.
    • Oversee the implementation of energy-saving initiatives and sustainability practices across properties.
    • Monitor and analyze facility performance metrics, identify areas for improvement, and implement corrective actions.
    • Develop and maintain emergency response plans and procedures to address unforeseen events and ensure business continuity.

    Compliance and Safety:

    • Ensure compliance with local, state, and federal regulations related to facility management, safety codes, and environmental standards.
    • Collaborate with legal and risk management teams to mitigate potential liabilities and maintain proper insurance coverage.
    • Conduct regular safety inspections and audits to identify and address potential hazards or risks.
    • Develop and deliver training programs to promote safety awareness and ensure staff adherence to safety protocols.

    Stakeholder Collaboration:

    • Collaborate with internal departments, such as operations, finance, HR, and legal, to align facility management goals with overall organizational objectives.
    • Foster effective communication and maintain strong relationships with tenants, vendors, contractors, and regulatory agencies.
    • Negotiate and manage contracts with service providers, suppliers, and third-party vendors.
    • Participate in meetings and provide regular reports to senior management on facility performance, projects, and budgetary matters.
    • Other duties as assigned.


    Requirements

    • 10 years’ experience in facilities management, property management, or a similar role, preferably in the retail, real estate, or hospitality industry.
    • Bachelor’s degree in Facilities Management, Engineering, or a related field and/or equivalent related experience and training
    • Strong knowledge of facility operations, maintenance, and repair procedures.
    • Experience in leading a maintenance department or team.
    • Familiarity with regulatory requirements and safety standards related to facility management.
    • Excellent leadership, communication, and interpersonal skills.
    • Strong analytical and problem-solving abilities.
    • Ability to manage multiple projects and prioritize effectively.
    • Proficiency in using facility management software and tools.
    • Flexibility to handle emergencies and work outside regular business hours when necessary.
