JOB SUMMARY
The purpose of this position of Project Manager is to manage the execution, quality, safety, and financial results of commercial and residential abatement projects, working closely with the sales team on budgets and expectations. The Project Manager is responsible for managing the subcontractors, managing work crews, equipment, and materials, communicating progress and issues to both management and clients.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Manages all facets of projects including:
o Planning and Execution
o Obtain permits
o Manage onsite or in office as needs dictate
o Communicate and coordinate with field staff as needed
o Resolve punch lists
o Tracks and reports progress of project against goals and budget, makes recommendations to implement changes in means and methods to ensure project success
o Quality control and Client satisfaction
o Maintain constant communication with the client, sales, and management to provide updates and changes as they arise
o Manage and inspect all assigned projects for progress and quality satisfaction
o Maintain professionalism with project conditions, i.e., workmanship, homeowner/client relationships, safety, cleanliness, and conduct of field staff and subcontractors
o Regulatory compliance and safety
o Maintain compliance with industry and safety regulations
o Subcontractors and Field Personnel
o Secure, schedule, and manage work crews
o Materials and equipment
o Order materials and schedule deliveries
o Coordinate disposal (drop location, exchange, and removal)
o Budget and schedule
o Prepare project timeline and start/finish project on time and budget
o Control and track costs, including manhours and costs to complete
o Reporting
o Update management on job status/progress
o Assist Accounting Department with invoicing and cost approvals as needed
o Attend project meetings
o Documentation and Project closeout
o Complete documents as required by company, regulator, and client requirements accurately and timely
o Maintain documentation/daily reporting on jobsite visits and reporting from Field Supervisors
o Document and follow through on Change Order work and invoicing
o Process Submittals & RFIs, monitoring and modifying project schedules
o Conduct final inspection prior to field crew completing SOW as contracted, confirming project closeout and client satisfaction
PERSONNEL MANAGEMENT RESPONSIBILITIES
o Assist in the development of and enforce compliance with Alpine’s HR, Safety, and Training Programs
EDUCATION and EXPERIENCE
SKILLS AND ABILITIES
o Ability to identify project risks, develop risk mitigation and contingency plans, and implement action plans to reduce or eliminate project risks
o Ability to assist laborers on site if needed
o Ability to provide efficient, timely, reliable, and courteous service to clients. Ability to effectively present information
o Ability to manage multiple projects simultaneously
o Excellent written and verbal communication skills
o Basic understanding of accounting and construction math
o Proficiency in MS Office, Adobe Acrobat, and general computer knowledge and technical skills
o Blueprint reading skills
o Knowledge of AIA documents is preferred
o Experience and understanding of construction management software is preferred
o Capability to read and understand documents relating to projects, including but not limited to contract documents, drawings, project plans and environmental reports
o Working knowledge of residential and commercial construction and mechanical systems
o Requires knowledge of financial terms and principles
