  • The Power Plant Department at the College of Saint Benedict invites applicants for the full-time, benefit eligible position of Energy Resources Manager/ HVAC Technician.  
     
     The Energy Resources Manager/ HVAC Technician manages the campus’ Energy Management System (EMS). The Energy Resource Manager (ERM) also performs daily maintenance functions of the utilities systems on campus and installs, monitors, and troubleshoots, services, repairs, and performs preventive maintenance on refrigeration and HVAC equipment as well as work with pneumatic and electronic controls. The ERM also performs scheduled and unscheduled maintenance on all power plant equipment and systems as well as performing all power plant housekeeping functions. The ERM tests, inspects, troubleshoots, and repairs portable facility maintenance equipment as required by the technical and custodial maintenance sections.

     Operate and manage the campus Energy Management System. 
    • Manage the operations of the campus and monastery’s HVAC and lighting systems controlled by the EMS. 
    • Make adjustments to EMS to provide comfortable environments for students, faculty, and staff. 
    • Monitor energy usage of systems and make adjustments to optimize efficiencies of systems. 
    • Adjust schedules of HVAC and lighting systems per changes to academic and events calendars. 
    • Provide EMS recommendations to Power Plant Director and Director of Facilities prior to renovation and construction projects to insure successful operations of systems at the completion of projects.
    Repairs and maintains the campus HVAC and refrigeration equipment.
    • Perform preventive maintenance, troubleshoot, and repair heating, cooling, refrigeration and kitchen equipment, boiler and steam systems to ensure proper operation.
    • Conceive, design, and implement minor systems modifications, and require occasional installation of new systems.
    • Assist with seasonal changeover of heating and cooling systems as well as seasonal shutdown and start-up of various systems.
    • Performs preventive maintenance on AHU’s, diffusers, VAV’s, fire dampers and pneumatic smoke dampers; also, maintain exhaust fans, fume hood fans, and return air fans.
    • Install, maintain, and calibrate both electronic and pneumatic controls such as relays, humidistats, temperature controls, solenoid valves, chiller water valves, steam valves and other components used in conjunction with air conditioning, refrigeration, and heating system.
    SECONDARY DUTIES AND RESPONSIBILITIES:
     Perform necessary housekeeping tasks in the Power Plant. 
    • Sweep, mop/scrub, and wax floors to maintain a clean, healthful environment. 
    • Sweep/dust overhead piping, light fixtures, and equipment to maintain appearance of the Power Plant and support proper cleaning methods. 
    • Clean, degrease, and paint as needed, floors, piping, and equipment from various campus sources. 
    Inspect, test, troubleshoot, and repair bench-serviceable equipment from various campus sources.
    • Receive, document, and evaluate equipment brought to Power Plant for repair. 
    • Determine repair requirements, complete requests for replacement parts. 
    • Repair equipment as required.
    Document operations and maintenance activities.
    • Maintain all customary shift-specific logs and reports. 
    • Complete daily, monthly, and yearly reports as required by Chief Engineer. 
    • Complete and process all work orders and preventative maintenance paperwork.
    Proactively communicate to Power Plant Director observations and recommendations concerning equipment or systems that require attention, or actions in excess of documentation PM schedule needs.
     
    Perform other duties as assigned by the Power Plant Director or Director of Facilities. 
     
    Perform a variety of skilled labor and routine maintenance assignments including, but not limited to: service, repair, and maintenance of plumbing equipment, cold/hot water systems, HVAC systems and fire suppression systems. 
     
    • Proficiency with Siemens or similar EMS systems, with ability to manipulate system through computer interface devices. 
    • Ability to read and follow blueprints, electrical diagrams, and control schematics. 
    • Skilled in testing, inspecting, troubleshooting, and adjusting or repairing a variety of digital, pneumatic, and electrical equipment. 
    • Knowledge of, and ability to use diagnostic equipment, including volt-ohm meters, multi-meters, tachometers, etc. 
    • Formal training in systems engineering, troubleshooting, or maintenance of building automation systems, HVAC systems, and graphic controls.
    • Two years of experience in HVAC installation and repair work.
    • Ability to operate a computer to utilize email and basic tasks. 
    • Ability to work with minimal supervision. 
    • Available to respond to after-hours emergencies as needed.
    • Ability to report to work during inclement weather.
    • Knowledge and ability to work safely with near potentially hazardous chemicals and materials.
    • Ability to acquire and understanding of the character and mission of the College of Saint Benedict and work professionally with staff and students.
    Preferred: 
    • Experience working in a college or university setting.
    • Experience working with HVAC systems in large multi-storied institutional or residential buildings.
    • Experience working with refrigeration.
    • EPA CFC Certification for refrigerants or ability to obtain.
