Development Manager supervises operations to execute an organization's fundraising strategies, campaigns, and capital development initiatives supporting short- and long-term organizational revenue objectives. Implements and supports donor stewardship programs to identify, develop, retain, and nurture a portfolio of individual and institutional donors. Being a Development Manager collaborates with corporate or governmental partnerships. Coordinates staff and stakeholders in event planning and communication to increase donor engagement. Additionally, Development Manager manages a donor database and tools to produce data-driven measurement and reporting of the progress of fundraising goals. May oversee or participate in the grant writing and proposal process. Typically requires a bachelor's degree. Typically reports to a manager. The Development Manager supervises a group of primarily para-professional level staffs. May also be a level above a supervisor within high volume administrative/production environments. Makes day-to-day decisions within or for a group/small department. Has some authority for personnel actions.     Great opportunity within a fast growing business platform at a well-established development company!  Gilbane Development Company is seeking an experience Senior Development Manager to continue to expand our Public Private Partnership Division (P3). The ideal candidate will possess a thorough understanding of the overall P3 Higher Education landscape, Project Development, Project Management including overall deal structuring, land planning, entitlement process, finance, design development, construction, marketing/leasing and operations/management.

    Responsibilities

    Primary Responsibilities 

    • Provide Gilbane with a competitive advantage in the Higher Education and P3 market by maintaining the latest industry insights, partner relationships while pursuing strategies to expand opportunities and help the team pre-sell new leads.
    • Support team strategies for new development opportunities within the P3 division (~2 per year)
    • Uphold and represent Gilbane’s core values and reputation.
    • Anticipate project risk exposures, value creation and develop appropriate mitigation measures and Project Management strategies.
    • Partner with Legal & Finance teams/partners to structure and pursue a Plan of Finance, Development Budgets and Cost Estimates, draft Operating Agreements, execute Consultant Contracts, and Construction Contracts
    • Assist with the execution of current development pipeline with opportunities in various stages.
    • Partner with the Sr Development Director leading an opportunity and be accountable for the entire pre-development process for new development opportunities.
    • On a case-by-case basis, support a Project post-close, as a development manager and manage the project to a successful Close out while ensuring project value is maintained.

    Secondary Responsibilities:

    • Oversight of Associates, Design Build partners and/or Analysts primary responsibilities
    • Approver for market research, underwriting, and investment thesis conducted by Analysts
    • Identify and resolve Design & Construction issues that may impact project financials
    • Assist in development and implementation of a business plan and annual budget
    • Site Due Diligence, Entitlement/Permitting, Scheduling, and Critical Path Management
    • Travel may be required (~30 - 50%)

    Qualifications

    • Bachelor’s Degree. Master’s degree preferred, in real estate development related field (i.e., engineering, architecture, construction, finance, law, economics).
    • 12 years' experience in real estate development with at least 6 years in Higher Education P3 development or related field.
    • Experience with renovation-rehab and value-add developments is a plus.
    • Established record of success as a project leader, having completed/supported at least five substantial P3 development projects ranging from $20-$100mm in value, including significant experience with student housing.
    • Demonstrated experience at the management level—proven managerial skills, ability to mentor and develop staff and foster teamwork, fun and healthy culture and collaborative problem solving.
    • Collaborative approach and respectful relationship style with team members within which we work as well as colleagues, consultants and third-party trade partners.
    • Self-starter with the ability to manage three to four overlapping projects efficiently in a fast-paced and dynamic environment.
    • Excellent business development and interpersonal skills and experience in marketing and presentations, generating business and strategy and maintaining credibility across the P3 landscape.
    • Attention to detail and ability to execute at a high level.
    • High degree of organizational skills and problem-solving ability.
    • Ability to prioritize/execute to achieve desired company and project goals with prudence and sense of urgency.
    • Excellent communication skills, both verbal and written.
    • Strong relevant computer skills and financial modeling.
    • Maintain memberships and participate in organizations and events.
