COMPANY NAME: BLB Design / Build

HOURS: 7:00 am to 3:30 pm, Monday-Friday

The assistant project manager would manage projects following the handoff from sales
and design scope development through project completion. Ideal candidates are
highly flexible, detail-oriented, and organized. The assistant project manager would
report to and assist the project manager and provide support on larger projects while
managing smaller projects individually. They must work in the office and make regular
site visits to meet with the crew, subcontractors, and clients. This position entails the
following tasks, as well as other duties not mentioned, to complete a project on time and
within budget:
Responsibilities
DESIGN-SCOPE REVIEW
Collaborate with the chief visionary, sales team, and lead carpenter to review the
project scope, drawings, and objectives prior to contract signing. This review
should ensure that the plans, scope, and budget are accurate and without
ambiguity. If revisions are needed, discuss with the estimator, subcontractors,
and/or architect to capture the additional costs.
Review subcontractor quotes to confirm they match the contract's language,
specifications, and selections.
PROJECT HANDOFF PRE-CONSTRUCTION
Work with office staff to prepare the project for the lead carpenter production
once the contract is signed.
Create the preliminary project schedule outlining all phases and tasks within the
construction phase.
Create lead carpenter binders with all relevant project information and review
them with the lead carpenter during pre-construction.
Prepare permit and any other City Hall compliance requirements.
Prepare subcontractor start dates and efficiently communicate the timeline.
Communicate with the client to schedule the preliminary project meeting to
properly tee off construction. Follow the preliminary agenda for a successful
meeting and seamless transition.
CONSTRUCTION
Utilize internal project management software to manage the project progress and
update all construction weekly.
Support all lead carpenters daily with ordering materials, scheduling
subcontractors, inspections, and the general progress of the project production.
Create product or material selection packets or schedules, including, but not
limited to, interior doors, windows, paint, etc., and distribute them to the client for
approval.
Collaborate with the office staff regularly to monitor job costing and performance.
Collaborate with the office staff to create change orders and present them to
clients for approval.
Hold subcontractors and suppliers responsible for their estimated quotes and
respective scope of work.
Work with the bookkeeper to approve or disapprove subcontractor's invoicing as
submitted.
Schedule and run bi-weekly project meetings with all clients. Bi-weeklies should
discuss current and upcoming work, outstanding items or questions, important
updates, and action items.
Ensure safe working environments and practices on job sites.
PROJECT CLOSEOUT
Collaborate with the project developer to create close-out documents for the
client.
Schedule all necessary final inspections to receive the Final Building Permit sign-
off and Certificate of Occupancy (if required).
Confirm all tasks are complete as per the contract and scope of work.
Keep an archive of previous projects for future reference and use.
Skills Requirements
A minimum of 2-3 years’ experience working in residential remodeling or
equivalent.
Ability to communicate clearly and professionally to clients, vendors,
subcontractors, architects, and teammates.
Ability to stay self-motivated and organized to push the project along schedule.
Ability to work well with different personalities.
Excellent organization and communication skills.
Working knowledge of basic emailing, Word documents, Excel Spreadsheets,
and project management software.
Ability to exercise effective time management and scheduling.
Ability to adapt and be flexible.
Knowledge of the North Shore housing market and current costs.
Previous construction knowledge.
