The QA Auditor – Loan Servicing is an important member of the compliance department who is responsible for overseeing risk and compliance monitoring for various operational functions. Reviews center around statutory, regulatory, agency and investor requirements, along with areas of operational risk. In fulfilling job responsibilities, the successful candidate is responsible for developing solutions and coordinating with operational and corporate management to support compliance initiatives at the direction of Compliance Management.
Position purpose - Responsibilities/Duties/Functions/Tasks
Reviews loan files for accuracy, completeness, and fraud detection consistent with applicable statutory, regulatory, agency, and investor guidelines
- Completes list of tasks itemized in department workflow process
- Performs various loan servicing audits and reviews
- Provides appropriate responses and documentation on investor audits, investor re-purchase requests, and individual HUD and VA audits within deadlines
- Provides support to corporate or branch personnel answering questions, completing research, , etc. as needed on a day-to-day basis
- Implements existing tests and develops testing procedures for loan servicing audits as assigned
- Coordinates and presents results of assigned audits to business management
- Reviews and responds to audit result rebuttals and works with business management on resolving process gaps
Qualifications
- Excellent understanding of all loan types and investor/agency guidelines (FHA, VA, Conventional, non-conforming, etc.) and loan documentation
- Understanding of loan documentation types
- Ability to understand and develop testing procedures for servicing functions
- Experience and knowledge of Regulation X, Regulation Z, Fair Credit Reporting Act, CFPB rules and initiatives, AG/DOJ and other obligations relating to mortgage servicing
- Ability to perform loan calculations including LTV, CLTV, income, and asset calculations
- Ability to read and understand credit reports and all property appraisal types
- Understanding of RESPA, TILA, FDCPA, and other consumer protection issues
- Ability to read and analyze loan files (notes, mortgages, trust deeds, transfer deeds, etc.), credit reports, and title reports
- Understanding of fraud detection and prevention
- Computer competency
- Ability to interact and communicate verbally and in writing in a clear and concise manner with corporate and branch employees, customers, and investors
- Ability to work independently as well as on a team

Work Requirements
Each employee must be able to communicate clearly and effectively, utilize a computer, maintain a work schedule, and effectively perform in an office setting. To maintain critical job functions, day-to-day responsibilities center around PRMI’s branch or corporate office location. As business permits, employees demonstrating competency in job responsibilities may be permitted to work remotely on a limited basis with the majority of their time spent in the office. All employees working in a remote capacity must demonstrate the ability to comply with the PRMI remote work policy. Remote work is not required but is a privilege. Permission to work remotely may be terminated at any time.
