Community Development Manager manages the economic development lending activities to support or subsidize improvements in the community. Ensures company visibility is established in the area and promotes relationships with groups, agencies, and organizations in the community to identify lending and other business development opportunities. Being a Community Development Manager evaluates the current and future credit needs of the community and develops a strong understanding of the local issues and needs. Actively monitors public programs that support community development initiatives. Additionally, Community Development Manager initiates policy changes or enhancements to ensure compliance with Community Reinvestment Act (CRA) and other regulations. Makes recommendations to expand and develop lending programs. Requires a bachelor's degree. Typically reports to a director. The Community Development Manager manages subordinate staff in the day-to-day performance of their jobs. True first level manager. Ensures that project/department milestones/goals are met and adhering to approved budgets. Has full authority for personnel actions. To be a Community Development Manager typically requires 5 years experience in the related area as an individual contributor. 1 - 3 years supervisory experience may be required.     Summary:

    The Assistant Property Manager (APM) will play a key role in assisting the Property Management Team in the management and operation of industrial real estate properties (warehouses). Working closely with the Director of Property Management, Property Managers, and the Operations Coordinator, the APM will engage in a diverse array of responsibilities, including routine inspections, coordination of day-to-day maintenance and repairs, communication with tenants and vendors, and compliance with lease agreements and vendor contracts.

This entry level position provides a unique opportunity for a recent college graduate or junior level applicant who wishes to learn property management under experienced Property Managers in a very active and dynamic team environment.     Primary Responsibilities:


    • Participate in routine property inspections and document findings.
    • Coordinate and create work orders for required maintenance and repairs via input Facility Manager and/or creation of service contracts.
    • Assist with tenant move-in or move-out inspection and ensure completion of work prior to lease inception or expiration.
    • Submit applicable paperwork to various townships to obtain Certificates of Occupancy.
    • Assist with financial tasks such as vendor invoice processing and cost estimates. Learn how maintenance, repairs, and upgrades are incorporated into a property’s budget for operating expenses and capital expenditures.
    • Resolve tenant issues and concerns promptly and professionally to develop and foster positive relationships with our tenants.
    • Obtain new and renewal certificates of insurance from tenants and vendors; validate to ensure proper levels of coverage and compliance with lease agreements and service contracts.
    • Obtain required onboarding documentation from new contractors including W9, Certificates of Insurance, Indemnification Agreements, etc.
    • Read and understand leases, amendments, and other related documents.
    • Assist in conducting property tours and learning how to create virtual documentation of tenant premises, as needed.
    • Participate in training sessions and on-the-job experiences to develop and grow your knowledge of building systems such as fire alarm panels, fire pumps, sprinkler systems, thermostats, electric panels, and circuit brakers, HVAC systems, electric, gas and water shut off valves.
    • Perform various administrative or procedural tasks, as required, or requested


    Job Qualifications:

    • Bachelor’s degree in business administration, engineering, real estate, or related field preferred.
    • Experience (0-3 years)
    • Willingness to learn and grow in the field of property management.
    • Demonstrated organizational skills with an ability to multitask, prioritize, and follow through to ensure accurate and timely completion of tasks and projects.
    • Strong critical thinking skills with an ability to analyze root cause of problems and implement effective solutions.
    • Ability to work both independently and collaboratively within a team environment.
    • Excellent written and verbal communication skills and the ability to interact professionally with tenants, clients, vendors, and team members.
    • A willingness to participate and enroll in education classes for related CRE organizations and affiliations, e.g., IREM, BOMA, etc.
    • Proficiency in Microsoft Office Suite (particularly Word, Excel, and Outlook).
