We are looking to hire a Property Manager to oversee approximately 80 rental units, while additionally doing some work in residential real estate sales. Part of the wage will be a salaried amount and part will be commission based. The wage provided is based on the set salary and the commission that can be typically earned in Real Estate the 1st year. This is only a range, and a motivated and successful candidate could exceed this pay range in the 1st year.

The candidate will need to have a valid real estate license from the state of Wisconsin. If the candidate doesn't have a valid real estate license, they must be willing to obtain their license before starting the job.

Job Description - Property Manager.

We are seeking a highly organized and experienced property manager to oversee rental properties in Vernon and surrounding counties. The successful candidate will be responsible for ensuring that our properties are well-maintained, rented out to quality tenants, and generating revenue. The property manager will also be responsible for ensuring compliance with local, state, and federal regulations.

Responsibilities:

• Manage and oversee day-to-day operations of properties, including maintenance, rent collection, and tenant relations
• Develop and implement property management plans, budgets, and goals
• Market and advertise properties to attract new tenants and negotiate leases
• Conduct property inspections and make repairs or improvements as needed
• Respond to tenant inquiries and complaints in a timely and professional manner
• Ensure compliance with all applicable laws, regulations, and company policies
• Hire and supervise maintenance staff and contractors as needed

Requirements:

• Bachelor's degree in business administration, real estate, or a related field (or equivalent experience)
• Excellent communication and interpersonal skills
• Ability to manage multiple properties and tasks simultaneously
• Strong organizational and problem-solving skills
• Proficiency in computer skills and Microsoft Office Suite
• Ability to work independently and as part of a team

Responsibilities Include:

• Network and prospect to find potential clients
• Travel to properties to examine the features of each home and help clients compare different properties based on their needs
