Tasks the property manager can expect to do are:
Property Operations
Ensure timely, professional, and efficient responses to tenant requests
Initiate maintenance and capital improvements of properties
Prepare annual property budgets with assistant PM.
Contract with 3rd party vendors to maintain the building, equipment, and systems
Complete property walks on a frequent and regular basis
Update and present monthly reports for property expenses
Independently manage vendor relationships and contracts
Tenant Management
Interface with tenants and promote strong tenant relationships
Monitor and follow up on accounts receivable; implement collection actions on delinquent accounts
Maintain tenant insurance
Complete move out reports and coordinate security deposit refunds
Capital Expenditures
Assist with bidding, procurement and contracting process for CapEx projects.
Oversee completion of CapEx projects with Asset Manager oversight to ensure projects are on time, on budget, consistent with local codes, in compliance with leases and coordinate associated tenant acceptance when relevant.
Office Operations
Be knowledgeable in local and regional real estate market via reading publications and
attending market events
Attend public hearings and meet with public officials as needed
Ensure invoices are submitted and approved in a timely manner among the team
Preparation and distribution of CAM Estimates and CAM Reconciliation to all tenants in the portfolio
Manage supply inventory by tracking stock and replacing as necessary
Answer phones and greet clients
Requirements:
-A minimum of 5 years of property management experience. CPM certification a plus.
-A bachelor’s degree from a four-year college preferred.
