Purpose of the Position:
The Commercial Loan Closing Manager is an
experienced professional who plays a critical role in the loan experience for
the bank's customers and internal partners. The role is responsible for reviewing and approving completed loan
packets for closing and funding on commercial real estate loans and complex
commercial loans. This position has the highest-level
accountabilities and responsibilities serving as a subject matter expert for ensuring
that the banks largest loans are closed in accordance with approved terms and
all legal requirements necessary to protect the bank. The person in this role is responsible for
mitigating certain risks by completing the final stage of the approval process for
the bank's largest and most complex loans in the bank's commercial loan
portfolio. This role is a senior level position
with the potential for further career advancement in the Loan Support
Department.
Key Accountabilities:
- Read and interpret loan presentations, approval requirements, loan agreements, and closing documentation of various levels of complexity (up to the most complex) for commercial real estate and attorney prepared commercial loan transactions.
- Thoroughly review commercial loan closing documentation to ensure that all credit approval, legal, and regulatory requirements have been met.
- Review documentation provided by lead banks on participation loans purchased.
- Review surveys, appraisals, title commitments, environmental reports, and other documents to ensure that the bank's collateral position is sound.
- Seek appropriate approval for any changes requested by borrowers.
- Carefully review all conditions precedent and confirm compliance.
- Work with bankers and other packaging/processing staff to resolve any discrepancies.
- Confidently issue clear to close instructions.
- Complete a comprehensive review of closed loan packages to confirm that the loan was closed in accordance with the closing instructions and that all requirements have been met.
- Approve funding of loans.
- Complete a comprehensive review of draw requests on construction loans after approval by the relationship manager and provide secondary approval as appropriate.
- Provide guidance to Relationship Managers, Processors, and Attorneys on proper loan structuring and legal language that provides sound protection for the bank.
- Use a comprehensive understanding of commercial and real estate lending to provide insight around collateral documentation and servicing complex credits.
- Further develop and expand the use of the software used to manage the construction loan draw process to achieve efficiency and scalability.
- Develop and maintain meaningful and accurate data around construction loans in process.
- Consistently exercise strong judgment around regulatory, legal, and/or credit issues and consult other experts as necessary.
- Manage a team of more junior level closing specialists.
- Provide training as needed for other personnel who are participants in the commercial loan processing and closing functions.
- Offer solutions on issues that need to be resolved prior to closing.
- Follow and maintain internal controls.
- Design and maintain procedures and protocols around the commercial loan closing and funding approval function.
- Develop and adhere to service levels standards that are consistent with organizational expectations.
- Achieve a virtually error free rate on all work performed.
- Identify and resolve/escalate complex problems with minimal guidance.
- Effectively communicate with other bankers throughout the organization.

Competencies and Skills:
- Strong understanding of loan documentation, regulatory, and legal requirements for commercial and commercial real estate loans
- Strong knowledge of complex credit structures
- Strong knowledge of the construction lending draw process and requirements

Work Experience Requirements:
- 5 Years Commercial and/or Real Estate documentation and experience
- Experience reviewing complex commercial and real estate credit packages
- Demonstrated experience at a professional level in banking/finance
- Advanced understanding of financial information, lending regulations, and legal requirements
Education Requirements:
- Bachelor's degree in a relevant field from an accredited college/university or equivalent credentials/experience
Preferred Experience:
- Legal/Paralegal experience
Other Requirements:
- Proficiency with contemporary business productivity and collaboration software such as Microsoft Office, WebEx, Teams, etc.
