Collateral Manager leads a team of appraisers conducting assessments, valuations, and appraisal reviews of real estate, land, and other personal property to establish the market value generally used for lending, insurance, or other purposes. Establishes processes for conducting on-site inspections of property and data collection required to perform valuations. Being an Collateral Manager follows generally accepted appraisal practice concepts and practices to perform data analysis, develop valuation estimates, and write comprehensive reports and exhibits. Ensures appraisal documentation and appraiser certification comply with all regulations. Additionally, Collateral Manager performs appraisal quality reviews to ensure appropriate valuation and minimize risk. Creates process efficiencies with appraisal software tools and databases. May require a bachelor's degree. Has the Member of the Appraisal Institute (SRPA) or similar designation. Requires a State Appraiser License. Typically reports to a director. The Collateral Manager typically manages through subordinate managers and professionals in larger groups of moderate complexity. Provides input to strategic decisions that affect the functional area of responsibility. May give input into developing the budget. To be an Collateral Manager typically requires 3+ years of managerial experience. Capable of resolving escalated issues arising from operations and requiring coordination with other departments.     Summary
    The Shotcrete Manager provides overall management direction on all shotcrete project(s). Establishes project objectives through planning and budgets, serves as the primary point of contact with the client, and monitors construction and financial activities.  Responsible for the financial results of the project. 

    Roles and Responsibilities
    The Shotcrete Manager will perform the following duties in a safe, productive, and effective manner:
    • Develops and owns annual business plan and strategic goals for shotcrete team. Provides frequent updates to the plan to senior management.
    • Performs all administrative pre-construction and project management activities for the shotcrete team.
    • Performs quantity takeoffs and prepares estimates for all shotcrete proposals with input from all required parties.
    • Coordinates with marketing and operational leadership for business development
    • Reviews means and methods and productivities for each proposal with estimating team and senior management.
    • Serves as primary contact with customers (internal and external)
    • Assists Shotcrete Superintendent in scheduling shotcrete crews.
    • Reviews all timecards and daily quantities for shotcrete crews, monitors productivity and responds to needs for improvement.
    • Communicates equipment needs with BEAM.
    • Ensures all crews are meeting or exceeding all safety, quality, production, and customer service goals daily.
    • Coordinates workload throughout entire project development and ensures completion of documents on schedule.
    • Prepares efficiency reports and trend analysis.
    • Identifies and assesses issues and intervenes to effect positive change as needed.
    • Prepares monthly financial reports for projects.
    • Tracks financial aspects of projects.
    • Coordinates and adjusts work effort with team to ensure that work is completed within parameters of agreed-to schedule.
    • Supervises, trains, evaluates, and develops direct reports.
    • Provides guidance, direction, coaching, and support to direct reports to maximize individual and overall department performance.
      • Responsible for holding timely performance appraisals and progress reviews.
      • Assists direct reports in developing short and long-term goals that align with department and Company mission and strategy.
      • Ensures direct reports receive appropriate training. Training may be remedial, “maintenance”, or advanced in nature.
    • Takes appropriate action to develop direct reports including, but not limited to, preparing, and monitoring professional development plans, promotions, demotions, lateral moves, corrective action, and progressive discipline.
    • Recommends that direct reports receive timely and appropriate compensation.
    • Ensures compliance with employment and labor laws; may be responsible for conducting training or coordinating workshops related to such compliance.
    • Responsible for holding timely performance appraisals and progress reviews.
    • Assists direct reports in developing short and long-term goals that align with department and Company mission and strategy.
    • Ensures direct reports receive appropriate training.  Training may be remedial, “maintenance”, or advanced in nature.
    Requirements
    • Bachelor’s degree and 5 years’ related experience and/or training or equivalent combination of education and experience  
    • 5 years of concrete experience and a minimum of 2 years of supervisory experience 
    • Shotcrete experience preferred.
     
    The following competencies are needed to successfully perform this job:
    • Proficiency in Microsoft software programs such as Word, Excel, and PowerPoint
    • Basic understanding of construction software such as Primavera, Timberline
    • Ability to understand, customize and modify spreadsheets.
    • Ability to write reports, business correspondence, and procedures.
    • Ability to effectively present information and respond to questions from groups of managers, clients, and customers.
    • Ability to effectively communicate with all levels of management, craftsmen, and customers.
    • Ability to effectively present and sell/market information and respond to questions from groups of managers, clients, customers, and the public.
    • Ability to work with mathematical concepts such as cost benefit analysis.
    • Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
    • Ability to analyze and compute mathematical differences from all stages of drawings from conceptual to final drawings including development of shop drawings.
    • Ability to understand Cost Accounting
    • Ability to define problems, collect information, establish facts, and draw valid conclusions.
    • Ability to develop construction schedule via the critical path method.
    • Ability to understand contracts, specifications, drawings, and scope of work letters.
    • Ability to be proactive and apply creative thinking to maximize our return on investment.
    • Requires ability to maneuver in and out of job site trailers and various stages of job site terrains.
    • Must have the ability to exert physical effort, handling average weight objects up to 20 pounds.
    • Ability to prioritize and organize the workload and follow through with necessary actions.
    • Ability to evaluate strengths and weaknesses of fellow co-workers and mesh them together to create a successful project team.
