Collateral Appraiser conducts commercial real estate appraisals and property ratings to establish the market value generally used for investment guidance, lending, insurance, or other purposes. Follows standard processes for conducting and documenting on-site property inspections. Being an Collateral Appraiser performs data collection and research on building permits, prior assessments, and relevant market and economic conditions that impact property value. Reviews building plans and specifications and investigates the quality of the construction, the overall condition of the property, and the surrounding location. Additionally, Collateral Appraiser uses generally accepted appraisal practice concepts and practices to perform data analysis, develop valuation estimates, and write comprehensive reports and exhibits. Utilizes appraisal software tools and databases. Ensures that reports comply with required policies, formats, and regulations. May require a bachelor's degree. May require the Member of the Appraisal Institute (MAI) or similar designation. Requires a State Appraiser License. Typically reports to a manager. The Collateral Appraiser occasionally directed in several aspects of the work. Gaining exposure to some of the complex tasks within the job function.   • Position Description

    Summary:

    Fast paced position responsible for managing and processing commercial loan ticklers and completing commercial post-closing loan reviews. In addition, this position is also responsible for filing liens on titled collateral and UCC’s. The position requires strong organizational and analytic skills, along with familiarity with commercial loan documentation.

    Principal Accountabilities:

    • Set-up and monitor financial and collateral ticklers (internal).
    • Research tickler questions and issues (internal)
    • Perform Post Closing Reviews of Commercial Loans, inventory and verify required documents are in file, and tickler monitoring conforms to loan documents (internal).
    • Perfect liens for commercial loans secured by titled collateral (internal).
    • Update and maintain UCC filing portfolio (internal).
    • Complete semi-annual CD hold audit for Commercial Loans (internal).
    • Maintain a thorough working knowledge of the bank’s Loan Policy and Documentation Guidelines.
    • Posses the ability to meet established deadlines with accuracy in work produced.
    • Ensure work premises constitutes a safe work environment that promotes positive bank image, including regular inspection for and remediation of any hazardous conditions; regular maintenance and cleaning of premises; adherence to all posting requirements in jurisdiction, including human resources and compliance postings; and provision of comfortable and appropriate space for associates to conduct banking business.
    • Understands, embodies, communicates, and instills corporate initiatives and vision, including the six Pillars of Success.
    • Maintains client information in complete confidence.
    • Completes other specified duties as assigned.
    • Regular attendance required, working at the assigned worksite, or assigned remote location during regular business hours and/or assigned hours.

    Position Requirements

    Minimum Qualifications:

    • College degree or 3-5 years banking experience.
    • 3-5 years of loan background, familiarity with commercial loans and real estate documentation required.
    • Proficient with Microsoft Office product suite.
    • Experience preferred with Fiserv Navigator and Director; nCino; Wolter Kluwers Cash Ontrack, Lien Solutions and iLien Red.
    • Must be detail oriented & have strong verbal and written communication skills.

    Physical Requirements:

    The work environment is typical of a standard office setting. The position is sedentary, exerting up to 10 pounds of force occasionally and/or negligible amount of force frequently or constantly to lift, carry, push, pull or otherwise move objects, including the human body. Extending hand(s) and arm(s) in any direction. Picking, pinching, typing or otherwise working, primarily with fingers rather than with the whole hand as in handling. Expressing or exchanging ideas by means of the spoken word. Those activities in which you must convey detailed or important spoken instructions to other workers accurately, loudly, or quickly. Perceiving the nature of sounds at normal speaking levels with or without correction. Ability to receive detailed information through oral communication, and to make the discriminations in sound. Substantial movements (motions) of the wrists, hands, and/or fingers. The worker is required to have close visual acuity to perform an activity such as: preparing and analyzing data and figures; transcribing; viewing a computer terminal; extensive reading; visual inspection involving small defects, small parts, and/or operation of machines (including inspection); using measurement devices; and/or assembly or fabrication parts at distances close to the eyes. The worker is not substantially exposed to adverse environmental conditions.
