Collateral Appraiser conducts commercial real estate appraisals and property ratings to establish the market value generally used for investment guidance, lending, insurance, or other purposes. Follows standard processes for conducting and documenting on-site property inspections. Being an Collateral Appraiser performs data collection and research on building permits, prior assessments, and relevant market and economic conditions that impact property value. Reviews building plans and specifications and investigates the quality of the construction, the overall condition of the property, and the surrounding location. Additionally, Collateral Appraiser uses generally accepted appraisal practice concepts and practices to perform data analysis, develop valuation estimates, and write comprehensive reports and exhibits. Utilizes appraisal software tools and databases. Ensures that reports comply with required policies, formats, and regulations. May require a bachelor's degree. May require the Member of the Appraisal Institute (MAI) or similar designation. Requires a State Appraiser License. Typically reports to a manager. The Collateral Appraiser occasionally directed in several aspects of the work. Gaining exposure to some of the complex tasks within the job function.   • Collateral Releases services the loan after it has been paid in full to ensure the collateral securing the loan is removed or changed in security to ensure firm complies to state timeframe requirement to perform the collateral release. A Release is the transfer of real property that takes place when a mortgage is fully paid off, and the collateral is returned to the owner free from the former debt. The Release Team in Fort Worth, a part of Collateral Perfection, supports the Commercial Term Lending portfolio of Commercial Banking. We review, research and prepare lien releases, once the loan has been paid in full and after it has been determine  there is no exposure to the bank. We assist multiple internal departments with the disposition of collateral such as Real Estate, Special Credits and Outside Counsel teams.

    Job Responsibilities:

    • Conduct extensive system research and draft collateral releases for Wholesale Lending and Commercial Term Lending
    • Review and understand JPMorgan's approval requirements for releasing collateral
    • Research and respond to internal / external inquiries for prompt customer resolution
    • Ensure the standard operating procedures are followed and updated on a timely basis
    • Take an active participation in process improvement and automation
    • Prepare and research commercial loan documents accurately and with high attention to detail for Collateral Releases (including vintage missed liens and Assignments (when applicable).
    • Exercise judgement, discretion and prioritization
    • Provide back-up support for peers
    • Participate in projects and working groups as required 
    • Follow Bank policy and established procedures
    • Meet or exceed established Service Level Agreements 

    Required Qualifications, Skills and Capabilities:

    • Minimum of 1 year of loan operations experience in a banking or financial services industry 
    • Possess and understanding of commercial real estate loan documentation
    • Detail oriented and understands the importance of details and seeks to understand their impacts; takes methodical approach to tasks. 
    • Works with a sense of urgency; seeks out and adapts to best practices; seeks constant improvement; motivated by personal and departmental goals. 
    • Customer service oriented and must be comfortable communicating with internal/external clients on the phone and via email; possess a desire to own and resolve issues. 
    • Team oriented individual who readily shares information with peers and managers; can teach others; willing to assist wherever needed: works toward team success and goals. 
    • Technologically proficient in Microsoft Office applications
    • Excellent interpersonal and written/verbal communication skills 
    • Strong organizational, time management and prioritization skills with ability to multi-task efficiently 
    • Must be willing to interact verbally via phone and in writing with third parties (clients, vendors, title companies) in a professional manner
    • Production-oriented with a quality focus
    • Thinks critically and independently
