Building and Grounds Supervisor supervises and trains building and grounds maintenance staff. Oversees landscaping activities, the maintenance of sidewalks and parking areas, and the removal of trash and snow. Being a Building and Grounds Supervisor maintains and monitors the operation of all utility systems such as heating, ventilating and air conditioning. May be responsible for the housekeeping staff. Additionally, Building and Grounds Supervisor, a level I supervisor is considered a working supervisor with little authority for personnel actions. Requires a high school diploma or its equivalent. Typically reports to a manager or head of a unit/department. Working team member that may validate or coordinate the work of others on a support team. Suggests improvements to process, is a knowledge resource for other team members. Has no authority for staff actions. Generally has a minimum of 2 years experience as an individual contributor. The Director of Facilities and Grounds for Caldera Springs is responsible for providing the Grounds and Pool/Spa team with hands on knowledge and leadership to ensure the overall upkeep and safety of the facilities, pools/spas, and grounds within the 1,000-acre Caldera Springs community.  They will be the primary point of contact with the Caldera Springs Owners Association for the facilities and common area owned by the association.  They will work to create a positive team environment, as well as achieving optimum performance. The Director of Facilities and Grounds will assist with maintaining the AAA Four Diamond standards.

    The Director of Facilities and Grounds shall strive to provide exceptional service to both internal and external guests at all times. They will be responsible for exemplifying the Sunriver Resort Culture as well as promoting Sunriver Resort as both the Destination and Employer of Choice!

    Responsibilities

    • Oversees daily maintenance of pool and spa vessels at The Quarry and Forest House, including maintenance of pumps and mechanical systems
    • Oversees reserve projects for the Association
    • Ensures CSOA common areas, parks, roadways, and bike paths are maintained and free from litter and debris
    • Coordinates and manages all subcontractors for resort and association assets
    • Works closely with vendors to assure proper pricing, delivery, and maintenance
    • Oversees snow removal plan for the community, including managing snow removal vendors and coordinating team deployment for shoveling, snow blowing and de-icing
    • Oversees maintenance of roadways and bike paths, including managing vendors for crack seal and sealcoat and deploying team for patch repair
    • Maintains tennis courts and pickleball courts
    • Maintains dog park
    • Maintains lakes and stream system, including maintenance of pumps and mechanical systems
    • Oversees vendors for grounds and irrigation maintenance
    • Supervises the performance, attendance, attitudes, appearance and conduct of the team
    • Designs and implements departmental training programs
    • Develops and implements controls for expense management
    • Orders supplies, tools, chemicals, parts, machines, etc. and ensures proper stocking levels
    • Works collaboratively with resort engineering leadership and team for building maintenance needs
    • Works collaboratively with Director of Recreation, Director of Restaurants and Chef de Cuisine to ensure a high standard of grounds and facility maintenance
    • Maintains and refines preventative maintenance programs for mechanical equipment
    • Prepares annual department budget and monthly forecast
    • Is immediately available in the event of an on-property emergency
    • Utilizes technology to deliver consistency and optimize productivity
    • Works with Safety Manager to ensure team members are trained on OSHA requirements, proper PPE is provided, safety logs are always up to date, and chemicals are stored safely
    • Ensures the overall chemical safety and cleanliness of pools and spas
    • Assists team with daily duties as needed
    • Schedules services/repairs needed by outside vendors
    • Maintains strong knowledge of OSHA requirements
    • Ensures the overall safety and cleanliness of vehicles and work areas
    • Maintains department vehicle fleet and coordinate maintenance as necessary
    • Ensures a cost and time effective approach to all projects
    • Processes invoices for payment
    • Maintains and refines preventative maintenance programs
    • Makes cost evaluation on in-house repairs versus subcontractors
    • Obtains competitive bids for all supplies and work orders
    • Operates powered equipment such as snow blowers, chain saws, pruning saws, electric clippers, trenching equipment and brush clippers
    • Manages project timelines
    • Provides exceptional leadership to the team
    • Maintains department spreadsheets for tracking daily, weekly, monthly and annual tasks
    • Recommends discipline and/or termination when appropriate
    • Manages timely completion of performance appraisals
    • Provides prompt follow-up to all guest/owners/team concerns
    • Monitors staffs’ time in the payroll system to ensure payroll accuracy
    • Instills a calm, organized approach in all stressful situations
    • Works with HR to recruit and hire staff
    • Completes all proper new hire and termination paperwork
    • Maintains a safe and pleasant work environment
    • Attends appropriate resort, division and department meetings
    • Maintains a strong morale and spirit throughout the team
    • Responsible for the achievement of department goals and objectives
    • Provides coaching and counseling to the team, as needed
    • Provides clear direction of goals and objectives to the team

    Qualifications

    • High school diploma or equivalent
    • Have 5 years’ experience in general maintenance
    • Pool and spa mechanical experience
    • CPO preferred
    • At least two years in a similar position preferred
    • At least five years of supervisory experience
    • Prior hospitality experience preferred
    • At least three years customer service experience preferred
    • Must have valid Oregon Driver’s license and meet company driving standards
    • Must be a positive example for team
    • Ability to work a flexible schedule that may include evenings, weekends and holidays
    • Must be able to occasionally lift, carry, push & pull up to 50 lbs. with assistance; and occasionally up to 75 lbs;
