    TITLE: Maintenance Technician

    FLSA STATUS: Non-Exempt

    DEPARTMENT: Maintenance

    SUPERVISOR: Director of Maintenance

    The Maintenance Technician performs a variety of skilled and unskilled jobs about the building and grounds of entire campus and performs functions and plant operations in accordance with state rules and regulations.

    Essential Job Duties and Responsibilities:

    • Will perform routine repair and overall maintenance services including: boiler; air conditioning; cooling and heating systems; water supply;, communication system; electrical system; refrigeration system; elevator; garage; outside traffic areas and driveways; snow and trash removal; gardening, mechanical repair of equipment/furniture/appliances & vehicles, plumbing; drainage; sewage and waste disposal; carpentry; small scale remodeling; refinishing and redecorating.
    • Operates snow removal equipment.
    • Makes carpentry repairs; cleans, lubricates and stores maintenance tools and equipment.
    • Checks oxygen supply.
    • Repairs cracked plaster or cement, tile grouting, does repairs to windows for glass.
    • Repairs wheelchairs, furniture, beds, etc.
    • Will serve as back-up to Resident Driver as needed.
    • Will be “on call” for emergencies and respond to emergencies situations as needed.
    • Will follow through on other duties as assigned by Director of Maintenance.

    • Utilizes equipment in a safe and appropriate manner. Observes and promptly reports equipment safety hazards or defective/malfunctioning equipment or supplies.
    • Demonstrates knowledge of fire drill and all other emergency preparedness plans.
    • Demonstrates knowledge about the Material Safety Data Sheets book.
    • Adheres to the policies and procedures set forth in the Personnel Handbook.
    • Adheres to Campus Organizational Integrity Model and practices St. Mary’s Villa core values of respect, integrity, compassion, and excellence.
    • Punctually starts work day and does not abuse PTO days, break time, or overtime.
    • Dresses in a professional manner.
    • Attends mandatory inservices and other inservices in order to update and enhance present knowledge and skills.
    • Seeks out opportunities for professional growth.

    Qualifications:

    Education:

    High School Diploma or its equivalency. Must have the ability to read, speak, write, and follow simple oral and written directions. Technical school training preferred.

    Experience:

    One year experience in grounds and building maintenance and related duties preferred. Must have basic knowledge of general mechanical repair work, carpentry, electrical systems, plumbing systems and machinery. Must know how to operate various machines and equipment. Long-term care experience preferred.

    Job knowledge:

    Must be familiar with physical arrangement of building, use of various hand tools and general maintenance duties.

    Physical Demands:

    Stands, walks and climbs stairs and ladders. Must have the ability to lift heavy objects over 50 lbs. Pushes and pulls equipment. Lifts and carries heavy material and equipment. Crouches, kneels, stoops, reaches and turns frequently. Frequently balances on ladders. Runs errands. Must be emotionally stable and in good physical health. Manual and finger dexterity to handle tools and equipment breakage.

    Special Demands:

    May be called to facility at odd hours, such as middle of the night. Must realize the importance of strict confidentiality concerning private information of residents, families, employees and nursing home. Must be willing to perform all tasks on a continuous basis. May sometimes work under the supervision of a skilled or professional worker.

    Working Conditions:

    Long term care environment; there may be some contact with residents and families. Work takes place indoors and outdoors in all types of weather. Subject to minor cuts and bruises from tools and machinery. Subject to strains as a result of heavy lifting of materials and equipment.
