We are looking for a detail-oriented Certified General Appraiser to join our team and assist on appraisals for eminent domain purposes for all types of properties and property interests. You will be responsible for evaluating properties and providing accurate and comprehensive appraisals. Your expertise will play a crucial role in assisting property owners in making informed decisions regarding offers from governmental agencies.

Job Summary

Busy eminent domain land acquisition affiliate firm seeking a full-time certified real estate appraiser. The ideal candidate will have proficiency with appraisal software and comfortable with modern technology. The candidate must be a problem solver, competent in both oral and written communication.

This position will involve completing appraisal and consulting assignments for all types of property (commercial, industrial, residential, farm and vacant) and all types of property interests (fee, permanent easements and temporary construction easements) in the Northern Illinois market area with a focus on market analysis and proper documentation in accordance with Illinois Department of Transportation (IDOT) and Federal Highway Administration (FHWA) requirements.

As a DBE/MBE firm, we provide negotiation and acquisition services to acquire right-of-way for transportation and other infrastructure projects in pre-condemnation efforts. We are looking to increase our company portfolio to offer appraisal and valuation services for these projects to our governmental clients.

Responsibilities and Duties

Will include, but not be limited to:

• Coordinate and perform inspections of real property
• Obtain property information from public records, clients, property owners, agents, etc.
• Research and analyze sales and/or income data to determine property values
• Perform mathematical calculations to determine property values and assess financial impacts
• Prepare appraisal reports using forms for IDOT/FHWA approved eminent domain through developing software
• Manage workflow consistent with deadlines

Requirements

• Certified Appraiser license in the State of Illinois
• Familiarity with real estate appraisal techniques and methodologies
• Excellent mathematical skills for accurate property valuation calculations
• Ability to interpret legal documents related to real estate transactions
• Proficient in financial report writing and analysis
• Strong attention to detail and analytical thinking abilities
• Strong time-management skills
• Self-motivated, highly organized, and detail oriented
• Critical thinking, evaluation, and analytical skills
• Excellent verbal and written communication skills
• Aptitude for learning new software and systems

Preferred Skills

• Experience working in the real estate sector
• College degree or technical certificate

Pay: $55,000.00 - $100,000.00 (potential to earn six figures per year based on production)
