Appraiser (Commercial Real Estate) conducts commercial real estate appraisals and property ratings to establish the market value generally used for investment guidance, lending, insurance, or other purposes. Follows standard processes for conducting and documenting on-site property inspections. Being an Appraiser (Commercial Real Estate) performs data collection and research on building permits, prior assessments, and relevant market and economic conditions that impact property value. Reviews building plans and specifications and investigates the quality of the construction, the overall condition of the property, and the surrounding location. Additionally, Appraiser (Commercial Real Estate) uses generally accepted appraisal practice concepts and practices to perform data analysis, develop valuation estimates, and write comprehensive reports and exhibits. Utilizes appraisal software tools and databases. Ensures that reports comply with required policies, formats, and regulations. May require a bachelor's degree. May require the Member of the Appraisal Institute (MAI) or similar designation. Requires a State Appraiser License. Typically reports to a manager. The Appraiser (Commercial Real Estate) work is highly independent. May assume a team lead role for the work group. A specialist on complex technical and business matters. What You’ll Do:
As a Groundskeeper, you’ll assist with properly maintaining the appearance and physical condition of the property to ensure our resident have the best possible experience living in our communities. This is a full-time, non-exempt position reporting to the Property Manager.Where You'll Work:West Run is a 994-bed, luxury student housing community services the students of West Virginia University. West Run features fully furnished 2-, 3-, and 4-bedroom apartments with bed-bath parity, walk-in closets, fully equipped kitchens, and full-size washers and dryers. The amenity package is extensive and includes an spacious pool, hot tub, firepit, sand volleyball court, basketball court, tanning beds, fitness center, and clubhouse.
Your Responsibilities:- Ensure all interior and exterior areas of the property are free of litter and debris, clean, safe, and presentable at all times. Areas may include the buildings, units, common areas, clubhouse, amenities, and grounds. Examples of duties include:
- Picking up trash on the grounds
- Watering flowers, plants, and shrubs
- Swimming pool maintenance/cleaning
- Sweepings, blowing, or pressure washing breezeways, parking lots, and common areas
- Assist in the turnover process in all units, including working with vendors to help maintain quality standards and trashing out vacant units.
- Provide exceptional service to current, future, and past residents.
- Deliver and/or post correspondence, newsletters and flyers.
- Inspect grounds, building and other community features daily to identify, minimize and correct hazardous conditions or liability concerns.
- Utilize property resources, equipment and supplies economically and safely.
- Complete minor maintenance related tasks.
- Other duties as directed and assigned.
Required Qualifications:- High school diploma or equivalent.
- Ability to speak elementary English required.
- Basic computer skills required.
- Previous grounds, general maintenance, or housekeeping experience preferred.
- Must be able to frequently walk and occasionally stoop, kneel, crouch or crawl. Must be able to lift/move loads up to 50lbs as well as use a ladder.
- Must live within 30 miles of the assigned property and have reliable transportation to participate in on-call duties.
