Follows standard processes for conducting and documenting on-site property inspections. Being an Appraiser (Commercial Real Estate) performs data collection and research on building permits, prior assessments, and relevant market and economic conditions that impact property value. Reviews building plans and specifications and investigates the quality of the construction, the overall condition of the property, and the surrounding location. Additionally, Appraiser (Commercial Real Estate) uses generally accepted appraisal practice concepts and practices to perform data analysis, develop valuation estimates, and write comprehensive reports and exhibits. Commercial Property Manager

Our client, a privately held, strategically diversified real estate development company with a diverse portfolio of multifamily residences spanning Delaware, Maryland, Pennsylvania and Florida, and over 3MM square feet of commercial assets, is seeking a Construction Property Manager/Project Manager with Commercial experience to join the team. This person would play a significant role on the Commercial Property Management Team that is responsible for 16 retail shopping centers and 10 office buildings.
Responsibilities:
Project Management would include managing all facets for commercial retail, restaurant, education facilities & office space fit out projects. This includes tenant relationship, bid solicitation and analysis, planning, permitting, scheduling, procurement, vendor management, construction, occupancy, and closeout. Projects may range from 800 - 25,000 square feet.
Property Management would include managing in-house maintenance staff and coordination of work orders, preventive maintenance, and emergency repairs. Oversight of tenant improvements and alterations, outside vendors and contractors, tenant move-ins and move-outs, tenant events, and tenant requests.
Financial Management includes preparation of annual budgets and operating financial reporting for properties, assist with preparation of CAM and OPEX billings and reconciliations, rent collections, prepare invoices for processing by accounting, and A/R.
Qualifications:
Bachelor’s degree CPM and/or RPA preferred
6 years of Commercial (Retail/Office) Property Management and/or PM Experience Preferred
Strong ability to read, interpret and understand leases and abstract a lease agreements terms, conditions and modifications.
Strong people management experience with ability to influence
Working knowledge in financial accounting in Commercial Real Estate
Excellent communication skills with the desire to please and delight customers/tenants
Highly Organized, proactive, and skilled with time management
