Appraiser (Commercial Real Estate) conducts commercial real estate appraisals and property ratings to establish the market value generally used for investment guidance, lending, insurance, or other purposes. Follows standard processes for conducting and documenting on-site property inspections. Being an Appraiser (Commercial Real Estate) performs data collection and research on building permits, prior assessments, and relevant market and economic conditions that impact property value. Reviews building plans and specifications and investigates the quality of the construction, the overall condition of the property, and the surrounding location. Additionally, Appraiser (Commercial Real Estate) uses generally accepted appraisal practice concepts and practices to perform data analysis, develop valuation estimates, and write comprehensive reports and exhibits. Utilizes appraisal software tools and databases. Ensures that reports comply with required policies, formats, and regulations. May require a bachelor's degree. May require the Member of the Appraisal Institute (MAI) or similar designation. Requires a State Appraiser License. Typically reports to a manager. The Appraiser (Commercial Real Estate) work is highly independent. May assume a team lead role for the work group. A specialist on complex technical and business matters.     Skills & Experience:
    • Commercial real estate underwriting, financial analysis, & closing experience, preferably with a commercial mortgage back securities CMBS lender, investment bank or brokerage.
    • Strong knowledge of rating agency criteria, credit policy, and entire capital stack
    • Expertise in lending, credit and risk management
    • Construction lending a plus
    • Energy finance underwriting including PPA, ESA for BTM a plus
    Principal Duties and Responsibilities:
    • Manage and Interact with stakeholders of sustainable finance and commercial real estate construction industry throughout the US
    • Complete opportunity evaluation and analysis to identify risks and concerns
    • Perform property and market level due diligence.
    • Conduct detailed analysis of legal, loan and financial documents to understand a property’s capital structure
    • Perform and oversee complex financial analyses and modeling
    • Draft Asset Summary Reports and Investment Committee memorandums
    • Manage due diligence process and drive transaction to closing.
    • Analyze Due Diligence items including information for closing financing transaction, bond issuance and securitization according to underwriting policy.
    • Draft financial models for approvals and investment committee
    • Manage closing process and assist with disbursements.
