    Position Summary


    The Director of Land Development’s primary role is to facilitate successful construction and development of multiple single-family subdivisions across Arkansas and, ultimately, the timely transfer of lots to the home builder divisions. The role will report to the Senior Director of Land Development. The position will oversee and/or collaborate with a cross-functional team to effectuate design & engineering, quantity & cost estimates, construction administration & management, personnel management, and all other aspects of development necessary to construct and deliver single family lots to the builder on time and on budget. The ideal candidate will excel in a fast paced, entrepreneurial environment where there is a framework in place but also freedom to make decisions that move the business forward.


    Duties & Responsibilities

    • Primary responsibility for all activities related to the construction and delivery of multiple residential subdivisions
    • Oversee site inspections for raw land and developed lots, due diligence, plan design, estimating and construction
    • Direct the coordination of engineering plans with multiple civil engineering firms
    • Preparation and implementation of accurate construction schedules
    • Budgeting: Provide preliminary estimates, final construction budgets, and monthly cost to complete reports, ensuring projects remain within the approved budget
    • Develop, and maintain relationships with engineers, consultants, contractors, and trade partners
    • Monitor billing, cost controls and project accounting with Finance Team
    • Ensure contractors work is within compliance with contractual agreements, (construction scope, schedule, workmanship and budget.)
    • Lead the construction permitting and Final Plat process (Planning and zoning, City Council, Staff approvals)
    • Responsible for weekly updates to leadership, including regular job status reports, budget tracking, reporting & analysis, and change order requests
    • Additional duties as required

    Requirements

    • 7 years of experience in residential land development construction
    • Extensive knowledge of field project management
    • High degree of knowledge of Civil design, development, and construction practices related to earthwork, water, utilities, and pavement
    • Desire to travel weekly to visit divisional offices and projects (transportation and valid driver's license)
    • Highly self-motivated and driven to meet commitments & deadlines
    • Able to multi-task and manage several on-going projects in an organized and efficient manner
    • Intermediate knowledge of AutoCAD, Microsoft Office (Excel, Word, PowerPoint)
    • Exceptional verbal and non-verbal communication skills
    • Reliable transportation and clean driving record

    Preferred Qualifications:

    • 10 years of single-family subdivision development experience
    • Bachelor’s Degree in Real Estate, Finance, Civil Engineering, Construction Management, Business Administration, or other related programs
    • Licensed Engineer and/or Licensed General Contractor

    Physical Demands:

    • Lifting heavy objects occasionally, up to 10 pounds frequently, and frequently moving small objects
    • Sitting for long periods of time
    • Walking jobs, standing, occasionally for extended periods
    • This position works outdoors 50% of time and indoors 50%
    • Must have manual use of hands and vision to use computer constantly
