Aircraft Maintenance Manager manages engineering tasks involving changes or alterations to designs or specifications of aircraft parts, modules, or systems to ensure calibration and safety. Implements procedures to guide the routine inspection of aircraft components to facilitate optimal and reliable functionality. Being an Aircraft Maintenance Manager oversees the scheduling and timely completion of repairs and maintenance ensuring budget adherence. Reviews documented issues and reports to determine repairability and evaluates recommendations for replacements, repairs, or modifications to ensure conformance with safety standards and performance requirements. Additionally, Aircraft Maintenance Manager evaluates aircraft data and technical documents and researches new technologies to identify areas to improve practices or processes. Develops internal policies and guidelines to ensure compliance with federal aviation regulations and safety standards. Requires a bachelor's degree. Typically reports to a director. The Aircraft Maintenance Manager manages subordinate staff in the day-to-day performance of their jobs. True first level manager. Ensures that project/department milestones/goals are met and adhering to approved budgets. Has full authority for personnel actions. To be an Aircraft Maintenance Manager typically requires 5 years experience in the related area as an individual contributor. 1 - 3 years supervisory experience may be required.     What you'll be doing 
    As the Maintenance Manager you will work to ensure apartment homes and facilities are in good working order and maintained to Team 11's high-quality standards. In this role, you will lead overall maintenance projects as well as train and develop other maintenance team members. Your responsibilities will include, but are not limited to:

    • Supervise and support all maintenance activities for the communities and maintenance staff.
    • Complete or supervise the completion of all unit turns to include potential repairs, replacements, and any other necessary updates for units to be occupied.
    • Ensure that you and your team provide exceptional customer service to residents by promptly and courteously addressing service requests, ensuring thorough follow-up when needed, and handling their needs with empathy and care.
    • Create and manage the weekly service request and apartment make-ready schedules.  
    • Consistently communicate with the Property Manager on all things maintenance, such as when vacant apartments are ready to be shown to prospective residents. 
    • Periodically inspect the progress of maintenance team member's current work. 
    • Confirm all trash from apartments are cleaned out before, during and after make-ready activities.
    • Regularly inspect equipment and make recommendations for any repairs or replacements.
    • Conduct one-on-one training with employees that may need to polish current skills or wish to learn new skills.
    • Periodically complete written property safety audits.
    • Order supplies and strategically manage the maintenance budget.
    • Provide input to Property Manager in determining needs for next fiscal year’s budget. 
    • May require other duties as assigned based on business needs and employee skillset. 
    Education and Qualifications 
    • 3 years of experience in multifamily property maintenance, facility maintenance, or another related field is required.
    • Must be able to troubleshoot and repair plumbing systems, electronic systems, appliances, HVAC, pool and spa equipment (if necessary) or any other systems at the dedicated community.
    • An EPA Type II or EPA Universal license is preferred. 
    • A Valid driver’s license is required.
    • Available to be on a rotating on-call schedule for emergencies outside of normal working hours.
    • Ability to travel between four different properties on an as-need basis.
    • Possess a high level of integrity and compassion with an emphasis on teamwork, inclusion, growth, and customer service.
    Compensation
    • The base compensation range for this position is $31 to $33 per hour.

    Physical Requirements
    To successfully perform the essential functions of this job, the employee must be able to:
    • Lift, push, and pull up to 100 pounds.
    • Walk the properties several times daily, up to 10 miles a day.
    • Walk on uneven surfaces and climb several flights of stairs on a regular basis.
    • Visually and audibly observe and detect signs of emergency.
    • Sit, stand, reach, bend, and stoop for extended periods of time.
    • Use standard maintenance equipment.
    • Speaking and expressing or exchanging ideas by means of written and spoken word.
    • Convey detailed or important spoken instructions to other workers accurately, loudly, or quickly.
